Tips for going to an Open House

Going to an open house? Here are a few tips to make the most of every open house:

  • Always wear slip on shoes (with socks). Sellers will often request you remove your shoes.
  • If you already have a Realtor, carry your agent’s cards with you. Give one to the agent at the house or register under your agent’s name. If you don’t have a Realtor, ask the agent at the open house for a business card.
  • Be prepared to sign in. This is mainly for safety and liability and protects you, the Realtor and the homeowner. It also helps the agent track interest in the house for the seller.
  • Be a good guest. Be respectful of someone else’s home; be nice to the Realtor showing the home and to others at the open house. That goes for your children, too. Keep them with you at all times, and make sure they understand they are a guest in someone else’s house.
  • Be polite. You don’t have to like the house or the furnishings, but keep unkind comments to yourself.
  • Grab a brochure. It not only includes many details about the house, but you can keep if for future review. (This is especially handy if you see multiple homes in a single day.)
  • Take notes. Bring a small pad of paper and list the pros and cons of the home. Be specific: Does the house flow? Is the house on a busy road or near an industrial area? Are there water stains on the ceiling? Cracks along the foundation or walls? Turn on faucets, open windows and shut doors. Feel free to look in every nook, cranny and cupboard, but respect the homeowner’s privacy— don’t open any personal furniture (desk drawers, bedroom nightstands, etc.)
  • Take pictures. Bring a camera, but always ask the listing agent first for permission to take pictures.
  • Ask questions. Has the house been inspected by a licensed home inspector? When was the last appraisal? What have other homes in the area sold for recently? Are there homeowner association dues? Why is the homeowner selling the house?
  • Pay attention—but don’t focus on the small details. Look at the space, not the furniture or paint colors. Decorations are easy to change.
